What license agreements do I need to build Windows for my development environment on VirtualBox?

What I want to do: I thought it would be great if I could build Windows for my development environment on VirtualBox.

The host PC is a Mac and does not have a specific Windows PC or license.

What is the list of licenses and agreements required to meet the above requirements?

Not affiliated with a research institution (Academic licenses are not available)

If you want to run a fully licensed Windows 10 virtual machine on a VirtualBox on a Mac that has sufficient specs, you can have a valid Windows license.

Licenses are sold at retail stores and mail order stores, and can be purchased immediately from the Microsoft site.

If you want to use it with a VM, the DL version is fine.ISO images are available and can be set up by loading them into VirtualBox.
